  1. Capital Protection: How safe is the investment? In Belize, there is full outright ownership. Belize is also pro-landlord and does not recognize squatting rights.

  2. Capital Growth: Belize is an appreciating market with property values rapidly increasing year-over-year.

  3. Yield (Cash Flow): Can you produce passive income from the property? In Belize, you can rent out a home or condo with ease. You have passive real estate income from vacation rentals.

  4. Favorable Taxation: Belize is a tax haven with no capital gains or estate tax. Property taxes and corporate taxes are also very low.

More often then not, purchasing vacant land in Ambergris Caye is becoming the most popular investment option for our clients for three important reasons:

  2. Flexibility: When you secure land, you have the option of holding for capital gains with minimal carrying costs, or building your dream home. We work with the best architects and builders in Belize, and will walk you through the entire process from start to finish.

  3. Customization: Resale Turn-key homes are relatively scarce in Ambergris Caye Belize - meaning that you will have a limited of options. When you purchase land and build, you can design your dream home to ensure that every aspect of it is tailored to suit your needs.

If you don't have the patience to purchase land and build and would rather purchase a property that is Turn-Key and move in ready, we've got you covered. Resale properties are typically cash sales and will require more liquidity up front than purchasing land and building. With that being said, we work with many individuals who are ready to make the move now and and are in a position to do so.

Belize is in both the Caribbean & Central America. It is the only English-speaking country in the Central America region. This makes doing business, traveling, and living in Belize much easier.

The Location & Climate

There are many reasons people are drawn to Belize, but most of all they are drawn to the tropical climate and the vibrant culture. Belize is also very accessible from the US & Canada.

Full Foreign Ownership

Belize practices British Common Law and allows for full-foreign ownership. Belize also has a fee-simple title. In Belize, foreigners have the same ownership rights as locals.

Favorable Taxation

Belize has no capital gains tax, low corporate tax, and very low property tax making it a favorable investment destination. Belize also does not have any inheritance tax when passing property to loved ones.

There are two key developments in Belize that Trevor recommends to all of his clients. They are the top locations in the top market within Belize, and have the greatest appreciation potential. These developments are Secret Beach & Mahogany Bay Village.

Mahogany Bay Village is a luxurious Caribbean community on Ambergris Caye, Belize. It is the only gated community and master-planned development in San Pedro Town, Ambergris Caye.

 

Every property in Mahogany Bay is a canal-front with ocean access with boat parking right outside your home. Mahogany Bay Village has one of the best track records in Belize for rental income.

Secret Beach is located on the West Coast of Ambergris Caye. This area is in the path of progress, and is where land values are appreciating faster than any other location in Belize.

 

The development of Secret Beach really started to take off in 2016, and since then it has become one of the region’s top destinations for tourism and investment. What was once a secluded beach, has now become a must-see Belize hot spot.
